Annually Snowshoe Mountain Resort management and the Snowshoe Property Owners' Council (SPOC) develop a budget to fund certain activities and services at the resort. The funds necessary to implement these services and activities are the result of the Mountain Service Fee, which is assessed to every property owner within the boundaries of the resort annually. The amount of your individual assessment as a property owner is determined by applying a percentage, agreed upon by Snowshoe Mountain Resort and the Snowshoe Property Owners' Counil, to the assessed value of your property as determined by the Pocahontas County Assessor. Many of the homeowners' associations at the resort include this fee within the monthly association dues of the respective homeowners' association. Those that are not represented by a homeowners' association are billed annually by the resort.
This fund provides fire and public safety services to the resort, along with the free shuttle bus service provided for owners and guests of the resort. It is also used for the maintenance of all common areas of the resort, and on occasion can be used for special projects that benefit individual residential sections or the community as a whole.
Payment of the "mountain service fee" is mandated by deed covenants and restrictions included in all property titles within the resort boundaries. Accordingly, this fee, just the same as real estate tax, is prorated to the day of closing at the time of your sale or purchase of real estate within the resort.
